Real Estate Developer for
New Affordable Housing

The Augusta Affordable Housing Corporation (AAHC) is seeking a company, firm, or consulting team to develop new affordable and mixed-income housing at a 22.32-acre property located off Deans Bridge Rd in Augusta, GA. This RFQ covers the first phase with an option to extend for the rest of the site and off-site work at the sole discretion of the AAHC. AAHC anticipates the project will require more than one phase of LIHTC funding.

All submitters are encouraged to attend a Pre-Submission Conference at 10:00 AM (local time) Thursday, August 18, 2022. While attendance is not mandatory, all proposers will be held responsible for any information given at the conference.

The entity selected will be responsible for the majority of the development work with limited involvement and assistance from the AAHC. Service provided by the Developer and/or its team members would include, but may not be limited to the following:

  • Master site plan
  • Obtain all permits, approvals, and environmental clearances
  • Architecture and engineering
  • Arrange financing and provide all required guarantees
  • Site preparation
  • Infrastructure
  • Design review approval of exterior elevations by Georgia SHPO, if required
  • Construction
  • Marketing and selling homeownership units, if any
  • Marketing, renting, and managing rental units

Addendum # 1 – Issued 8/29/2022

Proposers will be required to submit an original plus five additional copies of the proposal for review no later than 4:00 PM (local time) on Monday, September 5, 2022 Tuesday, September 6, 2022.  The AAHC reserves the right to reject any and all submissions, waive informalities and minor irregularities, and accept any submissions deemed to be in its best interests.

Board Meeting – May 2020

Augusta Affordable Housing will hold Board Meetings open to the public as needed. The meetings will be held in the Board Room of the Augusta Housing Authority’s Administrative Office building, located at 1435 Walton Way, Augusta, Georgia.

The Augusta Affordable Housing Corporation (AAHC) is seeking a company, firm or consulting team to develop new affordable housing to replace the Cherry Tree Crossing public housing development in Augusta Georgia. Cherry Tree Crossing is a 389 unit multi-family complex on a 29.82 acre site off Fifteenth Street in the City of Augusta, Georgia.
